January 2026 Market Snapshot: A Measured Reset to Start the Year
January marked a clear shift from December’s year-end push into a more deliberate, reset-driven market. As expected, buyer urgency softened after the holidays, and new contract activity slowed. At the same time, inventory rebounded as sellers re-entered the market, while closings remained steady, reflecting deals negotiated late last year continuing to move forward.
In District 13, active listings rose sharply to 95, up from December’s low of 36, signaling a post-holiday return of supply. Contract activity cooled further, with 25 contracts signed compared to 33 in December, as many buyers took a wait-and-see approach early in the year. Closings, however, held firm at 48, edging up from December’s 44, reinforcing the theme of committed transactions carrying over into the new year.
District 15 showed a similar pattern. Active listings increased to 111 from 49 in December, giving buyers more options than they had at year-end. Contracts signed dipped to 24 from 41, reflecting a slower start to buyer activity. Closings remained resilient at 64, slightly higher than December’s 62, underscoring continued momentum from deals already in motion.
Overall, January’s data reflects a market recalibrating rather than retreating. Inventory is rebuilding, buyer activity is temporarily cautious, and closings continue to demonstrate underlying stability. As the quarter progresses, this reset phase will likely set the stage for clearer pricing signals and renewed activity heading into the spring market. Whether you’re buying, selling, or investing, staying informed is still the smartest way to navigate New York’s ever-evolving real estate market.
