Affordable housing coming to our neighborhoods

Affordable housing lotteries are open for new buildings in Vinegar Hill and Prospect Heights. A 950-unit affordable housing building will be built in Gowanus and the former Jehovah’s Witnesses hotel in DUMBO will be turned into affordable and supportive housing.

260 Gold Street in Vinegar Hill

This 13-story property is situated in the Vinegar Hill area between Downtown Brooklyn and Dumbo and will feature a total of 286 units. Applications are currently being accepted for 86 newly-constructed studio, one-, two- and three-bedroom rental apartments at 260 Gold Street. The building will be zoned for PS 287 in Downtown Brooklyn. The development will include private parking spaces for 114 vehicles, residential lounges, a rooftop terrace, a game room, a laundry room, a pet spa, a children’s playroom, and bicycle parking. This building is anticipated to receive a real estate tax exemption through the 421-a tax incentive program of the New York City Department of Housing Preservation and Development. Rent for studios will be $2,240 up to 3-bedroom units for $3,283 rent. Household incomes from $76,835 to $183,300 will be considered depending on the amount of people living in the household. 834 Pacific Street in Prospect Heights

834 Pacific Street steps away from Atlantic Avenue, Barclay’s Center and Fort Greene will feature 34 affordable units. The development will include dog park, party room, assigned parking spaces, rooftop terrace and bicycle parking. This building is anticipated to receive a Tax Exemption through the 421a Tax Incentive Program of the New York City Department of Housing Preservation and Development. Rent for studios will be $1,900 up to 3-bedroom units for $2,950 rent. Household incomes from $65,143 to $183,300 will be considered depending on the amount of people living in the household. Application Deadline: January 8th, 2021.

90 Sand Street in DUMBO

Breaking Ground, New York’s largest supportive housing developer, announced the nonprofit is moving ahead with the repositioning of 90 Sands Street to turn the former Jehovah’s Witnesses hotel into 491 units of affordable and supportive housing. Of the 491 apartments at 90 Sands, 185 will be affordable to a wide range of New Yorkers, from extremely low-income to moderate-income households. 305 units will be home to formerly homeless individuals. One unit will be for an onsite building superintendent. Half of the units (246) will be permanently affordable, and the balance will be affordable under a 60-year regulatory agreement. The 30-story building will feature a 24-hour attended lobby, security camera system throughout, multipurpose room for community events and meetings, a digital library, a fitness room, and reimagined plaza space for public use at the corner of Sands and Jay Streets. Breaking Ground seeks to bring in community-serving uses to occupy more than 28,000 square feet of community facility and commercial space on the ground floor and two lower levels. Construction completion is expected in the first quarter of 2022.

950-unit Gowanus project to go 100% affordable

One of the largest projects on its way to Gowanus will consist entirely of affordable housing, according to the city. Gowanus Green, designed to contain about 950 units across six buildings, has been in the works for more than a decade. At least half of the project’s apartments will be for households earning less than half of area median income—about $51,200 for a family of three—and 15% will be for the formerly homeless, the city said. A maximum of 40% of apartments will be for families earning 80% to 120% of area median income—about $81,920 to $122,880 for a family of three. The project also will include senior-citizen and supportive housing, as well as opportunities for affordable homeownership, the city said. The project is located at an empty city-owned site at Smith and Fifth streets, by the Gowanus Canal. Application details, rent and construction timeline are not available yet.
