Affording our neighborhoods in Brooklyn – costs of 2-bedroom condos in our neighborhoods

An overview, compiled by the Zolan Rossiter Team at Compass, of Brooklyn’s real estate landscape for sold 2-bedroom properties over the past 12 months reveals distinct housing trends in the borough’s top neighborhoods including Downtown Brooklyn, Cobble Hill, DUMBO, Carroll Gardens, Boerum Hill, Fort Greene and Gowanus. Note – the Compass platform was used for this search and the numbers reflect properties sold within the last year (October ’22 – October ’23).

Downtown Brooklyn leads with a median price of $1,650,000, along with a price per square foot of $1,406, representing a vibrant diverse center. 

Cobble Hill ranks second, with a median price of $1,625,000, accompanied by a price per square foot of $1,619 combining historic charm with contemporary appeal. 

DUMBO ranks third with a median price of $1,505,000, boasting a price per square foot of $1,494.

Boerum Hill and Fort Greene follow, with median prices of $1,500,000 and $1,485,000, and price per square foot of $1,453 and $1,117 respectively, highlighting their cultural richness and artistic communities. 

Carroll Gardens captures the sixth position with a median price of $1,305,000 and a price per square foot of $1,233.

Finally, Gowanus presents a median price of $1,125,000, with a price per square foot of $1,226, emerging as an attractive investment and primary user opportunity in Brooklyn’s evolving landscape.

DUMBO, Downtown Brooklyn, Cobble Hill, Carroll Gardens, Boerum Hill, Fort Greene, and Gowanus each offer unique attributes for both prospective homeowners and investors.
