March 2026 Market Snapshot: The Spring Market Is Here

March marked a clear shift from early-year positioning into active spring momentum. After two months of sloshing through snow and freezing temperatures, the spring thaw was also seen clearly in the market. Buyers and sellers are now engaging more decisively, and the numbers reflect a bit of the March Madness.

In District 13, active listings increased to 69 from February’s 53, as new inventory came online ahead of the spring push. Contract activity moved sharply higher, with 49 signed contracts compared to 35 the month prior, signaling a meaningful return of buyer demand. Closings registered at 47, just below February’s 49, which is consistent with the timing gap between deals being made and deals being completed. The key takeaway here is clear: there is not enough inventory to quench buyer demand.

District 15 followed suit. Active listings rose to 96 from 76, expanding options for buyers entering the market. Contracts signed surged to 58, up from 34 in February, marking one of the strongest monthly increases we’ve seen in recent cycles. Closings came in at 59, slightly below February’s 64, again reflecting the natural lag between contract activity and completed transactions.What stands out in March is that although supply ticked up, the buyers were there and decisive. Well-priced and well-presented properties are moving, often with multiple offers, and the pace is picking up as we head into April.

With momentum building into April, the opportunity is in being early, not reactive.
