September 2026 Market Snapshot: Brooklyn’s Fall Inventory Is Back. Now We Find Out What Buyers Really Want.

Last month, the big question heading into September wasn’t whether buyers would come back from summer vacation, it was whether sellers would. September gave us an answer: they did, and in a big way.

After ending August with only 37 active listings in District 13 and 32 in District 15, September finished with 112 and 157, respectively. That is the highest active inventory we have seen in either district since last September.
But here is the part of the story we find more interesting: contracts did not rise with inventory. District 13 recorded 49 contracts signed in September, slightly below August’s 53. District 15 had 46, essentially unchanged from 45 in August. So buyers suddenly have substantially more homes to consider, but we have not yet seen a corresponding jump in deals being made, or at least they have not yet been reported as contract signed.

Autumn Reset, Not Necessarily an Inventory Problem

The month-to-month inventory increase looks dramatic, and it is. District 13 inventory more than tripled from August, while District 15 went from just 32 active listings to 157. But it helps to zoom out. Last September, District 13 had 125 active listings and District 15 had 149. Combined, the two districts had 274 active listings in September 2025 compared with 269 this September. In other words, September’s inventory is very close to where we were a year ago. What looked like an enormous increase is, at least in part, the fall market doing what the fall market normally does: sellers who waited through the quieter summer weeks are putting their homes on, or back on, the market. And District 13 had 273 active listings in September 2024, so inventory is still relatively limited. Many sellers take their properties off the market during August and bring them back after Labor Day. A re-listed property may come back with a refreshed days-on-market count and look new online, but experienced buyers who have been actively searching often recognize it. So the increase in active listings does not necessarily translate into the same increase in genuinely new choices for buyers. Closings remain quite strong. District 13 recorded 84 sales in September and District 15 had 103. Both were down modestly from August, but they remain among the strongest monthly closing totals of the past year, and combined closings were substantially higher than in September 2025. Remember, though, that closings reflect deals negotiated weeks or months ago. The next several weeks of contract activity will tell us much more about how buyers are responding to the inventory that arrived in September.

The Spillover Effect: Buyers Actively Seeking Value

One of the clearest things we are seeing in Brooklyn right now is that buyers are seeking good value. This month we listed apartments at 2 Grace Court and 320 Hicks Street, which created a big buzz because those properties were priced appropriately and presented well. Buyers came in droves, and the spillover into other properties was obvious: we would see the same buyers at our listings and then at other open houses we visited with our buyer clients. There are many buyers shopping in similar value brackets for quality homes, despite the headwind we have all been hearing about: rates.

What We’re Watching in October

With a late Labor Day and the Jewish holidays, summer spilled into September this year, so the market had a compressed amount of time to respond. The question from August was answered: inventory came back. October’s contract-signed data will show how fast the buyer pool absorbs it. Persistent inflation led the Fed to raise rates a quarter point in September, which pushed up mortgage rates and bond yields; any slowing in the jobs report would help offset that.
