Lottery open for 185 residential units at former Jehovah’s Witnesses hotel in Dumbo

The lottery is open for the highly anticipated conversion of the Jehovah’s Witnesses hotel into affordable housing featuring studios and one-bedroom apartments in DUMBO Heights. Rent for 1-bedrooms ranges between $1,200 and $2,130 depending on the household income. Of the 491 apartments at 90 Sands, 185 will be affordable to a wide range of New Yorkers, from extremely low-income to moderate-income households household incomes ranging from $18,000 to $129,000. 305 units will be home to formerly homeless individuals. One unit will be for an onsite building superintendent. The 30-story building will feature a 24-hour attended lobby, security camera system throughout, multipurpose room for community events and meetings, a digital library, a fitness room, and reimagined plaza space for public use at the corner of Sands and Jay Streets.

The Watchtower Society developed the building at 90 Sands Street in DUMBO in 1992 to provide a long-term residence for its volunteers and staff (at one time the building housed more than 1,000 people). In 2018, Breaking Ground acquired the then-vacant building with a plan to transform it into supportive and affordable housing.
