The December 2024 real estate market in District 13 and District 15 closed out the year as one may expect, a rush to the closing table and little change in inventory. In District 13, active listings increased slightly to 85 from November’s 79, suggesting a slight uptick in sellers entering the market, which we expect to see more of in the beginning of 2025. Contracts signed dipped to 76 from 99 as the holidays slowed down buyer activity. Properties sold, however, rose to 102 from 67 in November, highlighting that buyers who were active were serious about closing deals before year-end. In District 15, active listings decreased to 75 from November’s 101, showing tighter inventory. Despite this, contracts signed data also contracted, as one may expect with limited inventory, to 87 compared to the previous month’s 124. Properties sold also increased to 89 from 72 in November, demonstrating again the year-end push.
As we steps into a fresh year, the real estate market in District 13 and District 15 is poised for new opportunities. While the holiday season brought the usual slowdown in some areas, the strong number of closed sales in December signals that buyers and sellers are ready to make moves. - Actively for sale (private exclusive, coming soon, new listings, back on market, price increase and price reduction)
- In the sale process (contract out and contract signed)
- Off market (sold, temporarily off market, permanently off market, exclusive expired)
Private Exclusive and Coming Soon listings are properties that are coming to market soon that are exclusive to Compass.com (not yet on the other real estate websites). Temporary off, permanently off, and exclusive expired means that those properties did not have success selling and have come off the market. They may sell at a later date or be totally removed from the market. By tracking the number of properties in each status category you will be able to fully understand the balance of supply versus demand.
