After the cold weather seemed to be over, it’s back today, and the Brooklyn market has slowed with the cold temperatures this month. In District 13, active listings dropped to 78 from 147 in January, tightening inventory as sellers hold back for the Spring market. Contracts signed also dipped slightly to 66 from 78, and properties sold saw a sharp decline to 36 from 136, which is surprising given the contract signed data in January.
Over in District 15, the trend followed suit. Active listings fell to 98 from January’s 156, while contracts signed dropped to 63 from 80. Properties sold also eased to 64 from 86, showing that while deals are still closing, the market is moving at a more measured pace as winter lingers.
With fewer listings and buyer activity slowing, February was a quieter month. But if this weekend was any better, the buyers were out at open houses, making lines around the corner. With spring around the corner, we’re expecting fresh inventory and renewed energy in the market soon. On each image below the data is broken down based on the status of properties:
- Actively for sale (private exclusive, coming soon, new listings, back on market, price increase and price reduction)
- In the sale process (contract out and contract signed)
- Off market (sold, temporarily off market, permanently off market, exclusive expired)
Private Exclusive and Coming Soon listings are properties that are coming to market soon that are exclusive to Compass.com (not yet on the other real estate websites). Temporary off, permanently off, and exclusive expired means that those properties did not have success selling and have come off the market. They may sell at a later date or be totally removed from the market. By tracking the number of properties in each status category you will be able to fully understand the balance of supply versus demand.
