February 2026 Market Snapshot: Momentum Begins to Rebuild
February signaled the first meaningful shift of the year, as buyer activity began to re-engage while inventory tightened once again. After January’s reset phase, the market appears to be finding its rhythm heading into the early stages of spring.
In District 13, active listings declined to 53 from January’s 95, indicating that inventory absorbed quickly as buyers stepped back into the market. Contract activity strengthened, rising to 35 signed contracts compared to 25 the month prior. Closings reached 49, slightly higher than January’s 48, demonstrating steady follow-through on transactions already in motion. The numbers suggest renewed confidence, particularly among serious buyers who had been waiting for the right moment to move.
District 15 followed a similar trajectory. Active listings decreased to 76 from 111 in January, reinforcing a tightening supply environment. Contracts signed climbed to 34, up from 24, reflecting a noticeable pickup in buyer engagement. Closings remained consistent at 64, underscoring continued stability in completed transactions.
As of early March, the data points to a market regaining forward momentum. Inventory is contracting, contract activity is strengthening, and demand is aligning with properties that are priced and positioned correctly. With the spring market approaching, February may very well be remembered as the month activity turned the corner.
