The new year kicks off with an inventory uptick across District 13 and District 15, as more sellers return to the market! Finally!
In District 13, active listings jumped to 147 from 85 in December, while properties sold surged to 136 from 102. New contracts signed, however, dipped slightly to 78, which is still more contracts signed than on January 23 or January 24.
Over in District 15, active listings also increased to 156 from 75 in December, while contracts signed held at 80. Properties sold saw a slight dip to 86 from 89, reflecting a stable market for the end of 24 and the beginning of 25.
Here’s a quick snapshot of how the market shifted year-over-year: In District 13, active listings and properties sold rose significantly compared to January 2024, while District 15 saw an increase in listings but a slight drop in sales.

On each image below the data is broken down based on the status of properties:
- Actively for sale (private exclusive, coming soon, new listings, back on market, price increase and price reduction)
- In the sale process (contract out and contract signed)
- Off market (sold, temporarily off market, permanently off market, exclusive expired)
Private Exclusive and Coming Soon listings are properties that are coming to market soon that are exclusive to Compass.com (not yet on the other real estate websites). Temporary off, permanently off, and exclusive expired means that those properties did not have success selling and have come off the market. They may sell at a later date or be totally removed from the market. By tracking the number of properties in each status category you will be able to fully understand the balance of supply versus demand.
