July 2025 Market Snapshot: Late Summer Pause, Tight Supply

July’s numbers show tighter supply and lighter deal flow, while closings stayed firm. In District 13, active listings fell to 64 from 78, signed contracts moved down to 18 from 46, and closings rose to 72 from 50 as spring deals closed. In District 15, active listings eased to 83 from 92, signed contracts declined to 37 from 53, and closings posted 62, slightly below 66 in June. 
 
As I look at the absorption rate, we can say that District 13 has an average of 64.8 sold properties per month from January 2025 to July 31, 2025 (7 months of data). With the current inventory of 64 properties for sale, we have 1 month’s worth of inventory on the market, which is crazy low. District 15 has an average of 66.7 closed properties per month over the last 7 months. This gives us 1.24 months’ worth of inventory currently, which is also insanely low. For context, an absorption rate of a market at parody between buyers and sellers would have 6-9 months of inventory.

August in New York often brings travel and fewer new launches, so inventory stays thin and pricing holds for listings that show value. Sellers who list now face less competition and benefit from focused buyer traffic. Prep matters, so aim for day-one readiness, clean presentation, accurate pricing, and strong photos. Buyers should refresh pre-approvals, review comps in their micro-market, and stay alert for late-summer price adjustments or off-market opportunities through our network.

  • Actively for sale (private exclusive, coming soon, new listings, back on market, price increase and price reduction)
  • In the sale process (contract out and contract signed)
  • Off market (sold, temporarily off market, permanently off market, exclusive expired)

Private Exclusive and Coming Soon listings are properties that are coming to market soon that are exclusive to Compass.com (not yet on the other real estate websites). Temporary off, permanently off, and exclusive expired means that those properties did not have success selling and have come off the market. They may sell at a later date or be totally removed from the market. By tracking the number of properties in each status category you will be able to fully understand the balance of supply versus demand.
