In November 2024, the real estate market in District 13 and District 15 took a quieter turn following the fall’s competitive months. In District 13, active listings sharply decreased to 79 from October’s 141, signaling limited inventory and fewer choices for buyers. Contracts signed also dropped slightly to 99 from 127, while properties sold fell significantly to just 67, highlighting a slowdown in transactional activity as the year-end approaches. Meanwhile, District 15 saw active listings drop to 101 from October’s 165, yet buyer activity remained robust. Contracts signed rose to 124 from 119, and properties sold ticked up slightly to 72, showing resilience in demand despite the inventory squeeze.
As the holiday season and year-end draw near, these trends reflect a market settling into its seasonal rhythm, with some buyers and sellers taking a pause. However, the increased contracts signed in District 15 suggest that many are still eager to finalize deals before the year closes.

- In the sale process (contract out and contract signed)
- Off market (sold, temporarily off market, permanently off market, exclusive expired)
Private Exclusive and Coming Soon listings are properties that are coming to market soon that are exclusive to Compass.com (not yet on the other real estate websites). Temporary off, permanently off, and exclusive expired means that those properties did not have success selling and have come off the market. They may sell at a later date or be totally removed from the market. By tracking the number of properties in each status category you will be able to fully understand the balance of supply versus demand.
