October 2025 Market Snapshot: Buyers Devour
After a strong September rebound of inventory, the Brooklyn buyers ate up that new inventory in a fury of activity. Both Districts 13 and 15 posted over 40 contracts signed in October bringing inventory levels back down closer to the summertime market.
In District 13, active listings dipped to 76, down from 125 in September. Signed contracts held consistent at 43, while closings eased to 43 from last month’s 64 (remember there is a lag of 60-90 days from contract signing to close generally).
Over in District 15, inventory also trimmed down to 102 active listings, from 149 the month prior. Strong contract signed data with 57, up from 48 in September, and closings were consistent at 57.
The Brooklyn market keeps trucking along despite the news about the mayoral election and all the other headlines that paint a different picture. The Federal Reserve decided to cut rates 25 basis points in October, which actually pushed the 10-year treasury yield up over 4%. Mortgage rates have been little affected at this time, as they still are hovering just under 6%.
