Property sales in our Brooklyn neighborhoods October 2024

What a month it was!! Bolstered by a shift in interest rates and renewed confidence, BK was unseasonably hot this October, and we are not just talking about the weather! Here’s the scoop on how the real estate market in District 13 and District 15 took flight in October.

In District 13, active listings dropped to 141 from a whopping 273 in September, creating a serious squeeze on available properties. But that didn’t scare off buyers; contracts signed jumped to 127 from 74 the previous month, and properties sold held steady at 109. Buyers were clearly ready to act fast to lock in a new home in this prime area.

District 15 followed a similar pattern. Active listings slid to 165 from 278 in September, as buyer interest surged to take properties off market. Contracts signed climbed to 119 from 87, and properties sold edged up to 105. Demand here hasn’t skipped a beat, bringing inventory back down to lower than optimal levels.

Overall, October 2024 shows a clear tightening of inventory across both districts, with demand is still rock-solid. Contracts signed and properties sold are both up from last year, signaling that buyers are still out there, making moves despite the slim pickings.

  • Actively for sale (private exclusive, coming soon, new listings, back on market, price increase and price reduction)
  • In the sale process (contract out and contract signed)
  • Off market (sold, temporarily off market, permanently off market, exclusive expired)

Private Exclusive and Coming Soon listings are properties that are coming to market soon that are exclusive to Compass.com (not yet on the other real estate websites). Temporary off, permanently off, and exclusive expired means that those properties did not have success selling and have come off the market. They may sell at a later date or be totally removed from the market. By tracking the number of properties in each status category you will be able to fully understand the balance of supply versus demand.
