If you have ever stood in a two-bedroom doing arithmetic in your head about whether a third bedroom is worth it, there is now a decade of data with something to say about it. A new PropertyShark study of roughly 136,000 New York City condo sales recorded between January 2015 and September 2026 found that Brooklyn behaves unlike any other borough: here, square footage costs almost exactly the same whether you are buying a studio or a 3-bedroom apartment.
In Brooklyn, space costs about the same whatever the size
Across every size band the study measured, from under 500 square feet to over 2,500, Brooklyn’s median condo price per square foot stayed inside a $57 range, between $1,000 and $1,057. Brooklyn is the only borough in the city where that holds.
Brooklyn by neighborhood: what a square foot costs right now
The figures below are PropertyShark’s neighborhood market trends for all home sales together — houses, co-ops and condos — in the second quarter of 2026. Each line gives the median sale price per square foot, the change on the same quarter a year earlier, and the median sale price behind it.
Brooklyn Heights — $1,808 per square foot, flat year over year. Median sale price $1,025,000.
Carroll Gardens — $1,596 per square foot, up 38.1%. Median sale price $2,024,000.

Boerum Hill — $1,552 per square foot, up 13.6%. Median sale price $1,785,000.

Prospect Heights — $1,508 per square foot, up 8.5%. Median sale price $1,425,000.
Williamsburg — $1,449 per square foot, up 4.9%. Median sale price $1,400,000.
Greenpoint — $1,419 per square foot, down 3.3%. Median sale price $1,846,500.
Downtown Brooklyn — $1,411 per square foot, down 14.3%. Median sale price $1,365,000.
Gowanus — $1,388 per square foot, up 9.9%. Median sale price $1,872,500.
Cobble Hill — $1,342 per square foot, down 0.3%. Median sale price $1,731,250.
Fort Greene — $1,250 per square foot, up 5.2%. Median sale price $1,629,200.
Clinton Hill — $1,186 per square foot, down 3.8%. Median sale price $950,000.
Red Hook — $1,028 per square foot, down 2.5%. Median sale price $2,475,000, off just five sales in the quarter — a small enough sample that the median swings hard.
Bushwick — $764 per square foot, down 2.7%. Median sale price $1,100,000.
Crown Heights — $742 per square foot, down 16.7%. Median sale price $1,425,000.
Bay Ridge — $595 per square foot, up 2.4%. Median sale price $585,000.
Flatbush — $555 per square foot, down 11.9%. Median sale price $780,000.
Brooklyn as a whole — $832 per square foot, up 5.5%, with a median sale price of $998,800.
