The Spring Market Is Warming Up in Brooklyn
As the weather warms up, the Brooklyn real estate market is showing its consistency. In our April 2025 report you will see that the listing inventory, in contract sales, and closings all point to a healthy housing sector in our neighborhoods.
In District 13, active listings dipped slightly to 113, down from 117 in March. Contracts signed remained nearly unchanged at 41 (from 42), and 50 properties closed in April—down from 70 last month. District 15, on the other hand, showed signs of pickup. Listings fell slightly to 119 (from 126), but buyer activity rose. 67 contracts were signed in April—up from 56—and 58 properties were sold, a slight drop from 62, but still holding strong for early Q2.
Overall, despite equity and fixed income volatility brought on by the tariffs, the Brooklyn housing market has remained consistently low inventory with properties selling at pace. If you’re thinking about selling, these fundamentals point to a strong sellers market. And for buyers seeking a discount, you should consider some neighborhoods in Manhattan where inventory has built up. Stay tuned for more insights to help you navigate the market with confidence!

On each image below the data is broken down based on the status of properties:
- Actively for sale (private exclusive, coming soon, new listings, back on market, price increase and price reduction)
- In the sale process (contract out and contract signed)
- Off market (sold, temporarily off market, permanently off market, exclusive expired)
Private Exclusive and Coming Soon listings are properties that are coming to market soon that are exclusive to Compass.com (not yet on the other real estate websites). Temporary off, permanently off, and exclusive expired means that those properties did not have success selling and have come off the market. They may sell at a later date or be totally removed from the market. By tracking the number of properties in each status category you will be able to fully understand the balance of supply versus demand.
