June 2025 Market Snapshot: Summer Slowdown or More Waiting to See What Happens?

June’s numbers paint a familiar picture: fewer homes on the market, steady buyer interest, and a market that continues to sell at great prices for well-priced and presented properties.

In District 13, active inventory dropped to just 78 listings, the lowest level we’ve seen in months. Signed contracts came in at 46, consistent with May’s pace, while closings climbed to 50, a modest gain from the previous month.

District 15 saw a slight increase in active listings to 92, but buyer activity slowed a bit, signed contracts dipped to 53, and closings eased to 66.

Despite the low transaction volume, demand hasn’t gone away. Well-priced, turnkey homes are still moving quickly, often with multiple offers. What’s missing is inventory, and without a surge in new listings or a drop in rates, that’s unlikely to change soon. Let’s see if the July FED meeting delivers the first rate cut we are hopeful for. We will also continue to monitor how this Mayoral election affects the balance between the supply of homes and the demand from buyers.

On each image below the data is broken down based on the status of properties:

  • Actively for sale (private exclusive, coming soon, new listings, back on market, price increase and price reduction)
  • In the sale process (contract out and contract signed)
  • Off market (sold, temporarily off market, permanently off market, exclusive expired)

Private Exclusive and Coming Soon listings are properties that are coming to market soon that are exclusive to Compass.com (not yet on the other real estate websites). Temporary off, permanently off, and exclusive expired means that those properties did not have success selling and have come off the market. They may sell at a later date or be totally removed from the market. By tracking the number of properties in each status category you will be able to fully understand the balance of supply versus demand.
