April 2026 Market Snapshot: Spring Activity Hits Full Stride
April marked a continuation of the momentum we saw build in March, with the spring market now fully underway. Both buyers and sellers are operating with more confidence, and the data reflects a market that is active, competitive, and moving with purpose.
In District 13, active listings increased to 86 from March’s 69, as more inventory came online to meet rising demand. Contract activity climbed again, reaching 64 signed contracts compared to 49 the month prior, signaling sustained buyer engagement and a more competitive environment. Closings rose to 53, up from March’s 47, showing that deals initiated earlier in the season are now coming to fruition. The pattern is clear: demand continues to absorb supply at a steady pace.
District 15 showed a slightly different dynamic. Active listings rose to 122 from 96, continuing the trend of expanding inventory as the spring market peaks. Contracts signed held relatively steady at 57, just below March’s 58, suggesting that while demand remains strong, buyers are becoming more selective as options increase. Closings came in at 53, down from 59, reflecting the natural timing gap between contract activity and completed transactions.
What stands out in April is the balance beginning to take shape. Inventory is building at the same time that buyer activity remains consistent, creating a more dynamic and nuanced market. Well-priced and well-presented properties are still moving quickly, while those that miss the mark are seeing more resistance.
Overall, April reflects a market operating at full speed, but with a more disciplined buyer pool. In a New York market like this, success comes down to positioning, timing, and execution. Those who understand how to navigate the shift are the ones who create the advantage as we move deeper into the spring season.
