According to PropertyShark’s newly released Q1 2026 report on New York City’s 50 most expensive neighborhoods, Carroll Gardens and DUMBO are ranking within the top 10!

The Borough-Wide Picture: While New York City’s overall median sale price climbed 4% year-over-year to $800,000, Brooklyn continues to pace ahead of the city average. The borough’s median sale price inched up 2% year-over-year, landing at $875,000.

- Carroll Gardens (#7 overall in NYC) – $2,313,000
- DUMBO (#9 overall in NYC) – $2,238,000
- Greenpoint (#11 overall in NYC) – $2,010,000
- Mill Basin (#15 overall in NYC) – $1,600,000
- Park Slope (#16 overall in NYC) – $1,518,000
- Columbia Street Waterfront District (#19 overall in NYC) – $1,400,000
- Fort Greene (#22 overall in NYC) – $1,349,000
- Brooklyn Heights (#23 overall in NYC) – $1,333,000
- Borough Park (#24 overall in NYC) – $1,327,000
- Boerum Hill (#25 overall in NYC) – $1,295,000
- Prospect Heights (#26 overall in NYC) – $1,275,000
- Cobble Hill (#28 overall in NYC) – $1,200,000
- Williamsburg (#33 overall in NYC) – $1,120,000
Carroll Gardens took the crown as Brooklyn’s priciest neighborhood (and the 7th most expensive in the entire city). Driven by a wave of luxury family-sized homes—including two single-family houses that sold for over $5 million—the neighborhood’s median price jumped a staggering 67% year-over-year to hit $2.31 million.
Carrol Gardens (+80% Y-o-Y), Boerum Hill (+67% Y-o-Y) and DUMBO (+63% Y-o-Y) logged three of the sharpest sales increases among the city’s top neighborhoods.
Cobble Hill (-37% Y-o-Y) and Williamsburg (-28% Y-o-Y) had some of the most significant median sale price drops of the city’s leading neighborhoods.
