Living in Gowanus: A Neighborhood in Transformation

Gowanus has evolved into one of Brooklyn’s most dynamic neighborhoods, where industrial character meets modern residential living. New developments, improved public spaces, and expanding amenities are transforming the area into a more connected, livable community while preserving its creative spirit.

Housing & Development

The neighborhood offers diverse options, from new luxury rentals like 380 Fourth Avenue to full-service condos such as 500 Fourth Avenue, alongside converted warehouse lofts and historic walk-ups that preserve Gowanus’s distinctive character.

Two-bedroom rentals typically range from $2,400 to $8,500/month, with an average of $4,563 over the last two years. Prices vary based on building age, amenities, and transit proximity. Two-bedroom condos have ranged from $845K to $2.49M over the same period, averaging $1.39M, or approximately $1,260 per square foot.

Major projects along the canal are reshaping the streetscape. Buildings like 365 Bond bring rooftop terraces, children’s playrooms, fitness centers, and coworking lounges, adding modern conveniences alongside improved sidewalks, green spaces, and ground-floor retail. One of the most anticipated additions is a Life Time facility at Gowanus Wharf, which will offer fitness, wellness, co-working and programming in one location (opening TBD).

Local Schools

Public schools in the area include PS 133, PS 32, PS 38, PS 261, PS 29, PS 372 The Children’s School and Brooklyn New School, along with preschools and early childhood centers throughout surrounding blocks, offering educational approaches from progressive public models to structured independent curricula.
